Bristow home sales did much better in December 2014 than the previous 3 months with a total of 52 closed transactions, an increase of 18 sales over the previous month and 5 better than Dec. 2013. Even though December did well, total home sales in 2014 were only 537 (see chart below) which fell 24 sales short of 2013's total of 561. The 2014 average Bristow home price is $394,237 - an increase of .0431 with single family detached homes averaging $456,722 and townhouses at $306,717. In 2013 the average sold close price was $377,229.
The real estate market is still sluggish but it does seem that we are on a slow road to full recovery. Although these numbers are about Bristow the same can be said about a majority of the areas in Northern Virginia. The increase in average sold prices and the decrease of number of distressed sales (Short Sales and REO/Bank Owned) down from 111 to 54 are two positive signs.
December Sold prices ranged from a 2 bedroom, 1060 square foot townhouse in the Barhill at Inverness subdivision that sold for $245,000 to a $799,999 new build Craftsman style home (Filmore Model) in Avendale subdivision built by Brookfield Residential. The top subdivision for sales in December were Pembrooke, also known as Victory Lakes (120), Braemar (11) and Kingsbrooke (7). There was a total of 8 new home sales recorded in December, 4 in Avendale by Brookfield, 3 in StillHaven and 1 in University Village. There were 3 short sales recorded in December as well as 2 Bank Owned property sales.
